Who handles your enquiry

Elite Property Buyers uses your enquiry to explore a possible house sale. Joel Herbert is your point of contact for privacy questions: info@elitepropertybuyers.co.uk or 01226 416 780.

What you choose to provide

The property enquiry forms collect your name, contact details, property information, selling circumstances and preferred timing. Required fields are marked. Optional questions can be left blank without preventing an enquiry.

The homepage also allows approximate property values, a price you would consider, and optional mortgage and debt totals. Only provide information you are comfortable sharing for this discussion. Do not include account or card numbers, identity documents, passwords, medical information or documents about anyone else. There are no file uploads.

Why the details are used

The details are used to respond, understand the property and your requested timing, and explore a possible purchase.

The property enquiry forms do not sign you up to marketing, commit you to selling or make an automated purchase decision. Joel reviews the enquiry personally. You may ask not to be contacted further.

Formspree and email delivery

On submission, your browser sends the form to Formspree, Inc. Formspree processes it, checks for spam, stores it in the account archive and sends a notification to info@elitepropertybuyers.co.uk. Email and website hosting providers also handle information needed to run their services. Any later sharing with solicitors or advisers should be agreed separately.

Formspree states that its infrastructure is in the United States, that it encrypts network traffic and stored databases, and that it relies on Standard Contractual Clauses as a processor. Its privacy policy describes service logs and possible processing in other countries. These provider statements are not a claim that this site has completed its own international-transfer assessment. Ask Joel for provider information and applicable safeguards before sharing information you consider sensitive.

Free selling report and optional follow-ups

The separate report form asks for your first name and email address. Your browser sends these details and your optional follow-up choice directly to Brevo. Brevo processes the report request and email delivery for Elite Property Buyers. This is not a property enquiry and does not use the Formspree enquiry route.

You can request the report without choosing follow-up emails. The separate follow-up box is unticked by default. If you choose it, four messages about selling your Barnsley house and the service Joel offers are scheduled for days 2, 5, 9 and 16 after signup.

Optional follow-ups rely on your permission. You can withdraw that choice through the unsubscribe link in a follow-up email or by contacting Joel. Requesting a report or submitting a property enquiry does not by itself give permission for marketing emails. Brevo also handles contact records, delivery status and unsubscribe or suppression records needed to operate this separate journey.

Optional Web-Stat analytics

If you accept analytics, Web-Stat processes visit information for Elite Property Buyers so we can understand and improve the website. This can include your IP address, approximate location, pages visited, time spent, referring website, device and browser information, and visitor or session identifiers. The location is approximate, not your property address. Our integration does not send your enquiry form answers or use a name or email address to identify you in analytics.

Analytics relies on your consent. You may reject it without affecting enquiries or report requests, and change your choice through Analytics choices in the footer. Withdrawal stops future collection after a page refresh; it does not automatically delete earlier visit records.

Web-Stat is provided by Web Tracking Services, LLC in the United States. Processing may involve international transfers. Its privacy information is available at www.web-stat.com/help_privacy_policy.htm; contact Joel for information about the account’s applicable retention periods and safeguards. Analytics history is limited by the account’s plan and configuration, not by the 90-day browser preference period. We do not claim that adding a consent choice alone completes an international-transfer assessment.

Retention

Our policy is to delete or genuinely anonymise closed property enquiries that do not lead to a purchase within 12 months of closure. An enquiry is closed when we are no longer pursuing a possible purchase with you. We may keep anonymous monthly lead totals that do not identify individual sellers.

Active enquiries, completed purchases and records needed to meet legal obligations or deal with a dispute are handled separately and kept only for as long as needed.

The current free Formspree plan provides a 30-day submission archive. This does not delete notification emails, provider logs or separate transaction records. Report requests, follow-up permission and Brevo records are handled separately; the Formspree archive period does not apply to them. Contact Joel for information about these records.

Your choices and rights

You can leave optional questions blank or call Joel instead. Depending on the applicable basis and circumstances, you may request access, correction, deletion, restriction or portability. You may object to processing based on legitimate interests and ask to stop further contact. Contact Joel using the details above.

You may complain to the UK Information Commissioner’s Office. Information and complaint options are available at ico.org.uk. This notice will be reviewed when the audience, delivery arrangements or processing purposes change.
